Property Management/General Manager, Winnipeg and be responsible for the Industrial Portfolio in Winnipeg.

They are over 30 properties and counting throughout the City with a total combined square footage of approximately 2,200,000 sq. ft.

The following information highlights the key responsibilities and qualifications for this position.

Responsibilities

  1. Oversee day-to-day management of the properties
  2. Interact and effectively communicate directly with the investment team on financial performance, property operations, staffing and tenant relations
  3. Ensure excellent client relations by providing excellent management service through knowledge, practice, and personal contact
  4. Ensure building revenues and expenses are managed within the approved budget; analyze monthly financial statements and prepare quarterly management reports
  5. Oversee accounts receivable to ensure they are maintained at an acceptable level.
  6. Administer leases to ensure all requirements are maintained.
  7. Work cooperatively with Leasing Representatives to support the achievement of budgeted leasing projections
  8. Ensure efficient operation, maintenance and repair of properties including compliance with government regulations, achievement of maintenance/life safety standards
  9. Complete consistent and regular property inspections to ensure a high standard of operation and appearance at all times.
  10. Oversee tenant surveys, ensuring distribution, follow-up, planning and resolution to the satisfaction of the tenant.

Qualifications

  1. Experience -Minimum 5 years of property management experience in commercial/industrial portfolios.
  2. Education – preference for post-secondary education in business or real estate. RPA or CPM designation will be considered an asset. Must have superior financial skills and possess a current valid driver’s license. ·
  3. Relationship/Leadership Skills – Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management.
  4. Organizational/Multi-Task Skills – Able to allocate one’s time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities.
  5. They adapt to new ideas and constant changes; can cope with changing client needs and deliver successful results within agreed-upon timeframes; detail-oriented
  6. Decision-Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change
  7. Computer Skills – Advanced knowledge of Sharepoint, Teams, Excel, Word, and Outlook; and working knowledge of Yardi is beneficial.
