Responsibilities:

1. Assist in overseeing all safety equipment and monitoring by regulations and codes.
2. Assist in overseeing the regular maintenance of all elevator systems including programming and accordance with regulations and codes.
3. Assist in conducting all requirements as per building insurance, including 3rd party assessments and appraisals.
4. Provide timely response to requests by guests and hotel staff, including repairs or replacement of interior fixtures and furnishings
5. Prioritize and schedule maintenance staff to ensure the timely completion of tasks and complete required monthly reporting.
6. Investigate and diagnose restaurant system malfunctions or inquiries.
7. Assist in overseeing the operation of the base building HVAC equipment to ensure the comfort of the guests, residents, commercial tenants and staff
8. Maintain the Preventative Maintenance Program to reduce emergency repairs and equipment downtime.
9. Maintain an inventory of parts to reduce equipment downtime. Consider options to expedite repairs.
10. Ensure that the building and all work comply with up-to-date building codes, such as but not limited to fire, electrical, and plumbing as per municipal, provincial and government regulations.
11. Respond to emergency water egress by on-duty hotel maintenance staff.
12. Assist in project management of special projects and capital projects. Monthly reporting that details progress payments for work completed.
13. Oversee the regular maintenance of the building’s exterior and interior.
14. Maintain adequate inventory of parts, supplies and tools.
15. Prepare and review purchase orders, and obtain at least two quotes from contractors, suppliers and vendors.
16. Encourage continuing education for the engineering department and conduct training of engineering colleagues
17. Perform preventive maintenance and necessary repairs on all-hotel equipment, including kitchen, boiler, plumbing, HVAC, electrical and guest rooms.
18. Monitor and maintain all engineering functions when full engineering staff is not available (i.e., weekends and evenings).

Requirements

These are:

1. Post-secondary education in building operations or a combination of education and experience.
2. Considerable experience in all aspects of building operations and maintenance, including the operation of HVAC and environmental control systems.
3. Considerable experience supervising in the field of building maintenance.
4. Advanced knowledge in managing preventive maintenance programs.
5. Fundamental knowledge of relevant legislation in the area of the Occupational Health & Safety Act, WHMIS, etc.
6. General knowledge of project management.
7. General knowledge of quality improvement and risk management principles and processes.
8. Proficient in the use of various computer applications including Microsoft Office Suite (i.e., Word, Excel and PowerPoint).
9. Ability to communicate effectively both verbally and in writing at a management level.
10. Ability to maintain a flexible schedule to meet the business needs of a 24/7 environment, including weekends, evenings and holidays.
11. Legally entitled to work in Canada.
