Responsibilities:
- Assist in overseeing all safety equipment and monitoring by regulations and codes.
- Assist in overseeing the regular maintenance of all elevator systems including programming and accordance with regulations and codes.
- Assist in conducting all requirements as per building insurance, including 3rd party assessments and appraisals.
- Provide timely response to requests by guests and hotel staff, including repairs or replacement of interior fixtures and furnishings
- Prioritize and schedule maintenance staff to ensure the timely completion of tasks and complete required monthly reporting.
- Investigate and diagnose restaurant system malfunctions or inquiries.
- Assist in overseeing the operation of the base building HVAC equipment to ensure the comfort of the guests, residents, commercial tenants and staff
- Maintain the Preventative Maintenance Program to reduce emergency repairs and equipment downtime.
- Maintain an inventory of parts to reduce equipment downtime. Consider options to expedite repairs.
- Ensure that the building and all work comply with up-to-date building codes, such as but not limited to fire, electrical, and plumbing as per municipal, provincial and government regulations.
- Respond to emergency water egress by on-duty hotel maintenance staff.
- Assist in project management of special projects and capital projects. Monthly reporting that details progress payments for work completed.
- Oversee the regular maintenance of the building’s exterior and interior.
- Maintain adequate inventory of parts, supplies and tools.
- Prepare and review purchase orders, and obtain at least two quotes from contractors, suppliers and vendors.
- Encourage continuing education for the engineering department and conduct training of engineering colleagues
- Perform preventive maintenance and necessary repairs on all-hotel equipment, including kitchen, boiler, plumbing, HVAC, electrical and guest rooms.
- Monitor and maintain all engineering functions when full engineering staff is not available (i.e., weekends and evenings).
Requirements
These are:
- Post-secondary education in building operations or a combination of education and experience.
- Considerable experience in all aspects of building operations and maintenance, including the operation of HVAC and environmental control systems.
- Considerable experience supervising in the field of building maintenance.
- Advanced knowledge in managing preventive maintenance programs.
- Fundamental knowledge of relevant legislation in the area of the Occupational Health & Safety Act, WHMIS, etc.
- General knowledge of project management.
- General knowledge of quality improvement and risk management principles and processes.
- Proficient in the use of various computer applications including Microsoft Office Suite (i.e., Word, Excel and PowerPoint).
- Ability to communicate effectively both verbally and in writing at a management level.
- Ability to maintain a flexible schedule to meet the business needs of a 24/7 environment, including weekends, evenings and holidays.
- Legally entitled to work in Canada.
