Now and for generations to come. Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate-level building operator responsible for providing operational and technical support as a member of a building operations team.

The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities

• assisting building supervisors, maintenance mechanics and other building operators with the installation and repair of mechanical systems;
• installing, repairing, and maintaining climate control and other mechanical systems within a building or portfolio;
• overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems, etc.;
• general maintenance including housekeeping such as sweeping, litter pick up, shovelling and pressure washing, etc.;
• assisting with environmental assessments and reporting;
• participating in corporate occupational health and safety programs;
• assisting with waste, recycling, and hazardous materials issues;
• monitoring and control of computerized control systems (lighting, BAS, Fire);
• responding to tenant service requests;
• assisting with insurance and risk management inspections, remedial actions, and reporting;
• remaining current and up-to-date with new industry practices, legislative changes, and new technologies.

Qualifications

1. Technical Qualifications – The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency:
2. 4th Class Power Engineer (or equivalent) or working towards and or, BES Class 1 plus, a minimum of 3 years direct work experience in a junior or intermediate position in commercial high-rise building operations;
3. A valid driver’s license;
4. Communication & Relationship Skills / Personal Character Traits- Ability to communicate effectively and professionally, both oral and written, with all levels within the company; with

6. Time Management / Working Environment – Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results;
