Now and for generations to come. The role of the Property Accountant (PA) at QuadReal Property Group is to review, analyze and report financial results for a portfolio of properties.

Property Accounting will begin with basic entry-level properties and increase to complex properties following comprehensive training and additional experience.

Responsibilities

  1. Produce monthly Financial Statements according to IFRS or as specified by client policy requirements and other supplementary reports as required
  2. Responsible for the portfolio’s monthly and annual reporting cycle, including expense and revenue accruals, capital amortization, monthly deadlines, year-end and budget processes
  3. Process leasing and recoveries, including lease review, interpretation and application of relevant clauses, straight-line rent, and operating cost recoveries
  4. Utilize budgets and other tools to analyze variances
  5. Monitor cash positions with special attention to monthly mortgage payments, payroll billings, management fees, property taxes, GST remittances, capital and leasing costs
  6. Anticipate future cash deficiencies and arrange for funding (cash management) and prepare monthly cash reconciliations
  7. Monitor monthly percentage rent billings and follow up on outstanding billings
  8. Support sites in reconciliation and invoicing of tenants as due
  9. Review monthly tenant receivables report for accuracy and potential bad debt provisions as required
  10. Monitor and review capital and leasing cost invoice coding for accuracy
  11. Review detailed general ledger for coding accuracy
  12. Complete year-end operating cost adjustments and tenant billings for assigned properties within 90 days of operating year-end
  13. Follow up on the status of budgets throughout the draft, revised, and final stages to ensure completion within the assigned deadlines
  14. Ensure new budgeted operating expense rates are provided to Lease Administration approximately 45 days prior to the commencement of the operating year
  15. Prepare annual property tax invoices for tenants that do not pay monthly
  16. Complete new property set-up, analysis, and follow-up of outstanding issues as required
  17. Prepare property sales/turnover, including final operating statements, funds distribution, GST reconciliation, the closing of bank accounts, and any other relevant closing duties
  18. Provide input and feedback for improving procedures and initiating quality and efficiency enhancements
  19. Communicate efficiently and effectively, in a professional manner, with all BRES employees and clients

Qualifications and Experience

  1. Two or more years of related experience in full-cycle accounting combined with general accounting knowledge
  2. Post-secondary education in accounting is preferred
  3. Intermediate to advanced skills in Microsoft Excel and Word.
  4. Experience with specialized computer software is considered an asset, including Yardi Voyager, Construction Manager
  5. Ability to allocate one’s time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, adaptable, detail-oriented, and accurate.
  6. Identify and analyze problems; seek direction where required and take informed, decisive action when needed
  7. Excellent oral and written communication skills
  8. Ability to work well individually and as part of a team; act as a resource and mentor to the accounting team.
